HOW WE’RE DIFFERENT…

Traditional real estate agents, in the first instance represent property sellers and provide them with services to help market their property for sale to prospective buyers. At which point a prospective buyer declares their interest then the agent will represent both parties and act as an intermediary to negotiate sale terms and the financials. This is the traditional model and one that people have come to accept, however one could question has the agent has really considered the buyers best interests in this transaction?

– Have they researched other similar properties in the same area and established the current market value to ascertain whether the buyer is being offered a fair price?

– Have they taken the time to get to know the buyer to understand their knowledge of the local area (transport links, near schools and services etc.)?

– Do they understand the buyers primary motivation for buying a property (main home, holiday home or investment)?

Of course we are not suggesting that agents are consciously selling overpriced properties in the knowledge that the property is unsuitable for the buyer (although also not saying this has never been done!). We are simply suggesting that when an agent’s financial interest is in completing a successful sale, one cannot expect that agent to go out their way to delay this transaction to ensure the buyers best interests have been taken care of.

Costa Property Consultants are not real estate agents and we do not have listing agreements in place with private sellers, this means we have no bias towards the sale of any given property and our clients can rest assured we are acting in their best interests at all times.

THE PROCESS…

The process starts by registering using the form on this page which helps us to understand your basic interests. Once this form is submitted one of our consultants will be in touch to discuss your specific interests and motivation, including location details and property specifications. Once we have a clear brief we then reach out to our network of trusted real estate agents to source those properties that match your exact requirements and budget.

When we have received back the relevant property listings, we then conduct further research to shortlist which properties are most suitable and only at this point will we introduce you to the agent representing the seller to arrange a viewing. 

This process not only saves our clients countless hours in research but also provides them with reassurance, knowing that the properties presented have already been appraised by one of our consultants.
