HOW WE’RE DIFFERENT…

Traditional real estate agents, in the first instance represent property sellers and provide them with services to help market their property for sale to prospective buyers.

At which point a prospective buyer declares their interest then the agent will represent both parties and act as an intermediary to negotiate sale terms and the financials.

This is the traditional model and one that people have come to accept, however one could question has the agent has really considered the buyers best interests in this transaction?

  • Have they researched other similar properties in the same area and established the current market value to ascertain whether the buyer is being offered a fair price?
  • Have they taken the time to get to know the buyer to understand their knowledge of the local area (transport links, near schools and services etc.)?
  • Do they understand the buyers primary motivation for buying a property (main home, holiday home or investment)?

Of course we are not suggesting that agents are consciously selling overpriced properties in the knowledge that the property is unsuitable for the buyer (although also not saying this has never been done!). We are simply suggesting that when an agent’s financial interest is in completing a successful sale, one cannot expect that agent to go out their way to delay this transaction to ensure the buyers best interests have been taken care of.
